Keep rents competitive- We conduct an in-depth analysis of the competitive space available in the neighborhood surrounding the subject property to ensure rents are not below market.
Carefully screen tenants- We contact credit bureaus, check evictions history, run criminal background checks, verify employment, verify identity, and interview former landlords to confirm prospective tenants have a high probability of meeting their financial obligation and maintaining their apartment in good condition.
Minimize operating costs- We take advantage of all opportunities to reduce operating expenses (renegotiate service contracts, fix dripping faucets and leaking toilets, repair/replace inefficient water heaters, regularly service boilers and HVAC units, seal windows and doors to prevent heat loss, etc.)
Implement preventative maintenance- Failure to perform preventative maintenance leads to greater repair costs in the long-run. Our focus on preventative maintenance helps preserve the physical integrity of our clients’ properties and keep expenses at a minimum.
Budget for capital expenditures- We work with our clients to develop a capital expenditure budget that fits their investment strategy.
